Commercial water damage restoration on Long Island

On a commercial loss the building is half the problem. The other half is what the closure costs you — and we plan the work around keeping you trading wherever it is safe to do so.

  • Work phased around trading and access hours
  • Documentation that supports a business interruption claim
  • Multi-tenant losses documented unit by unit
  • Large-footprint drying with desiccant capacity

Water damage can't wait. Neither do we.

What is different

Commercial work is a scheduling problem as much as a drying one

The physics are the same as a house. Everything around them is not.

You have tenants or customers, staff, stock, systems that cannot go down, and a closure that costs money every day it continues. So the plan has to start from what has to keep running, not from what is most convenient to dry.

That means out-of-hours work where the space is customer-facing, containment so one section can trade while another dries, sequencing that restores the front before the back, and sometimes protecting inventory before addressing the structure at all.

Tell us your constraints on the first call. What matters most to you shapes the entire equipment layout.

Two claims, not one

Documentation for the interruption claim

Your property damage claim covers the building, fixtures, equipment and stock. Your business interruption claim covers lost income and continuing expenses through the closure — and it is frequently the larger figure.

It also runs almost entirely on records. The same dated moisture logs and line-item scope that support the property claim establish objectively how long the space was genuinely unusable, which is exactly what an interruption adjuster assesses.

Start your own record on day one: when operations stopped, when they partially resumed, what continuing expenses ran, what extra costs you incurred to keep trading. Reconstructing that later from memory produces a weaker claim.

Property types

What we work on across Nassau and Suffolk

Offices and professional space

Sprinkler discharge, roof failures and supply breaks in occupied space. Raised flooring and cable voids hold water invisibly, so moisture mapping matters more than the wet carpet you can see. The Route 110 corridor and Hauppauge are regular ground for us.

Retail, restaurants and hospitality

Where every closed day is revenue. We phase around trading, prioritise customer-facing areas, and document in a way that supports the interruption claim as well as the property one.

Warehouse and industrial

Large-footprint drying with dehumidification sized to enormous cubic volume, airflow planned around racking, and stock frequently addressed before structure. Cardboard wicks water up through pallets, so the affected inventory is usually more than the visible.

Multi-unit residential

One failure, several tenancies, several insurers and a managing agent. We document each affected unit separately so every occupant has a usable record regardless of how responsibility falls out.

Medical and institutional

Continuity, access hours and infection-control considerations shape the sequence as much as the drying does. Raise those requirements at the outset.

Category 3 commercial losses

Sewer backup, cesspool overflow and storm surge in commercial premises. Hard containment, removal of porous materials and regulated disposal, with the same trading constraints on top.

If you run a building with tenants, know where your sprinkler control valve is and who on each shift can close it. In most buildings nobody on site at 2am knows.

Practical

What to tell us on the first call

  • What the business is and what has to keep running
  • The nature and value of any stock or equipment affected
  • Whether other tenants or units are involved
  • Access hours, security requirements and who can authorise work
  • Whether the sprinkler or supply has been isolated
  • Whether you have business interruption cover

That conversation takes three minutes and it changes what we load, when we arrive and how we sequence the work.

Coverage

Where commercial policies differ

Commercial property policies vary far more than homeowners policies do, and two things catch people out.

Business interruption waiting periods. Many policies do not begin paying until a set number of hours or days have passed. On a short closure that can mean the interruption claim pays nothing, which changes the arithmetic on how hard to push for partial reopening.

Flood and backup exclusions. As with residential, water rising from the ground is excluded and needs separate flood cover, and sewer backup frequently needs an endorsement. On low-lying commercial property near the water, both are worth confirming before the season.

Good to know

Questions, answered

Can you work outside our trading hours?

Usually, and on retail and hospitality it is often the default. Out-of-hours work, containment so unaffected areas keep operating, and sequencing customer-facing space first are all normal. Tell us your constraints on the first call so the plan is built around them.

Do you handle stock as well as the building?

Yes, and on warehouse and retail losses it is frequently the priority. Depending on the product and how long it has been wet, some can be dried and salvaged and some cannot. Tell us the nature and value of the inventory so the sequence is deliberate rather than default.

A leak from another unit flooded our space. What do we do?

Document your own space immediately — photographs and video before anything moves — and let drying start. There will be several insurers and probably a managing agent involved, and waiting for responsibility to be established costs you material without improving your position.

Will your documentation support a business interruption claim?

It supports it. Dated moisture logs and a line-item scope establish objectively how long the space was unusable, which is what an interruption adjuster assesses. The financial side — trading records, continuing expenses, lost bookings — is yours to compile, and worth starting on day one.

How fast can you get to a commercial property?

Same zoning as everything else: 45 to 60 minutes across the core townships, 60 to 90 for Hempstead and Brookhaven, same-day at two to three hours or more for the East End. After a regional storm everyone is oversubscribed and position in the queue is set by when you called.

Commercial property with water damage?

Tell us what has to keep running. We will phase the work around it and document both claims properly.
